Operation of ventilation and air-conditioning systems

Fault-free functioning of the exhaust ventilation system is achieved by means of a package of maintenance measures.
Maintenance includes the following operations:

• adjustment of ventilation systems;
• switching on/off of exhaust ventilation systems in accordance with selected ventilation processes;
• around-the-clock monitoring of functioning of exhaust systems;
• regular visual inspection and examination of starting devices;
• continuous monitoring of electric motors operation (checking for the absence of vibration);
• elimination of loose fits in ventilation ducts, shafts and chambers;
• examination of rooms in order to determine actual air exchange and air-exchange balance;
• cleaning of fans from dust and dirt, tightening of all fasteners;
• restoration of required clearances between the rotor and the housing;
• check of fan fasteners and its mounting platform,
• adjustment of thermal conditions of air-conditioning systems at tenants" requests;
• around-the-clock monitoring of central air conditioners, multi-split conditioners, split conditioners, room ventilation terminals of "Fan Coil" type;
• timely detection of leak points in air conditioning systems;
• monitoring of incoming air delivered by air conditioning systems, control of air conditioning systems switching on/off by a timer;

In order to comply with the established (as specified in the certificate) service life of the plenum ventilation system, scheduled preventive and routine maintenance must be carried out including:

• check of cleanness and condition of the filtering element (cleaning or replacement if necessary);
• check of condition of all filter fasteners;
• check that the cartridges are filled with filtering charge;
• check of the fan housing condition (dents, breaches, rust-eaten places, joints of individual elements);
• check of the fan bearing condition by listening to bearings during operation  (repair or replacement of faulty bearings);
• check of condition of all fan fasteners;
