Maintenance of fire-burglar alarm systems


Maintenance is a package of operations for daily maintaining serviceability of the fire-burglar alarm system in elements of the building and preset parameters and modes of operation of its engineering systems including:

  • fulfillment of directions issued by the fire protection service of the Ministry of Internal Affairs of the Russian Federation;
  • testing of serviceability of fire pumps, testing of remote turn-on of fire pumps using start buttons;
  • periodical checks of fire safety of the building and rooms, fire water supply, availability and serviceability of fire-fighting equipment, upkeep of evacuation routes;
  • testing of unobstructed opening of all evacuation exit doors in the direction of exit from rooms,  opening of these doors while people are in the room;
  • check of the serviceability of "Exit" light signs;
  • check of the availability of plans (diagrams) of people evacuation in case of a fire on every floor;
  • check of the availability of instructions on people"s actions in the case of a fire and test of knowledge of such instructions;
  • control of observance of the fire-prevention rules established in service rooms;
  • visual inspection and locking of rooms on completion of a working day;
  • external inspection of the system components (receiving-monitoring instruments, amplifiers, switchboards, signaling loops, annunciators, announcers, columns, etc.) in order to check for the absence of damages or dirt, to check the strength of fasteners, the presence of seals, etc. (once every 2 weeks);
  • day-to-day routine control of adherence to fire-safety rules in operation of electric installations, air conditioners, ventilation systems, and heating systems;
  • check of the operating positions of switches and circuit changers, light indicators, etc., the presence of seals on the control device (once every 2 weeks);
  • check of the main and standby power sources and automatic switching over of the power supply from the main lead-in to the standby one and back;
  • continuous control of availability of the established number of fire extinguishers on each floor;

In order to comply with the established (as specified in the certificate) service life of fire-burglar alarm systems, scheduled preventiveand routine maintenance should be carried out, that is, a package of operations for maintaining the serviceable condition of fire-burglar alarm systems and preset parameters of their operation with a seasonal or normative periodicity. Scheduled preventive operations include:

  • measurement of the resistance of working and protective grounding (every year);
  • operability testing of the fire water line (twice a year);
  • recoiling of linen hoses to a new fold (twice a year);
  • restoration of fire-extinguisher charges (once a year);
  • check of the condition of fire-protection treatment (impregnation) of construction structures and metal supports (twice a year);
  • testing of operation of ventilation system valves and lifts by the fire alarm system;
  • replacement of batteries in standby power sources (once every 5 years);

Upkeep of the fire water line includes the following activities:

  • removal of leaks at joints of the fire water line;
  • replacement of individual pipe sections in the fire water line;
  • repair of valves and gates in the fire water line;
  • hydraulic (hydrostatic) test of the household-fire water supply system;
  • painting of fire water pipeline;

At least once a year, drills on emergency evacuation of people according to the developed plan are carried out.
