Operation of heat-supply systems consists of several components, namely, daily maintenance, i.e. a package of operations for daily maintaining serviceability of the heat-supply system and its preset operating parameters as well as scheduled preventive operations.
Maintenance of heat-supply systems includes:

  • around-the-clock monitoring of the heat-supply system operation, removal of air plugs, elimination of emergency situations;
  • around-the-clock monitoring of the heat-supply station operation, keeping of technical parameters in conformity to the schedule of the heat supplying organization;
  • measurements of operating parameters of heating and hot-water supply system equipment;
  • daily accounting and control of quantity of heating-system water used for make-up of the systems;
  • evaluation of the thermal effect of the heating system;
  • check of the heat condition in rooms;
  • maintenance of a comfortable temperature condition in office rooms;
  • performance of requests for adjustment of temperature condition in office rooms;
  • daily filling in of the established form of the report on heat energy consumption;
  • adjustment of the heating system and hot-water supply system parameters;
  • minor faults in the heating and hot-water supply systems are removed within one working day;

Scheduled preventive operations on the heating system have seasonal and normative periodicity and include the following:

  • yearly flushing of pipes in the heating system on completion of the heating season in order to remove dirt and rust;
  • painting of pipelines and heat-engineering equipment in the heating station;
  • repair and painting of expansion tanks, overflow and venting pipelines;
  • inspection of electric components of the pump;
  • removal of clogs from the heating system;
  • examination of the system for elimination of leaks in threaded, flanged and welded joints;
  • removal of pipe deflections;
  • hydraulic tests in the heating system;
  • inspection of air collectors;
  • pressure testing of leads-in.
