Operation of lifts and escalators


For normal functioning of the premises, current functioning of lifts and lift equipment must be provided.  Also, daily maintenance is necessary, i.e., a package of operations for maintaining serviceability of lifts and lift equipment and their preset operating parameters.
Maintenance includes such measures as:

  • ensuring proper storage and keeping of lift and escalator logs by the person responsible for organization of maintenance and repair of lifts and escalators;
  • conclusion of a contract with a specialized organization for maintenance of lifts and escalators (control of performance of contract conditions and follow-up of payments);
  • control of work of personnel who service lifts and escalators, switch-off of lifts and escalators in case of detection of faults or any emergency situations;
  • calling an emergency team of the specialized organization in case of a failure of a lift or an escalator;
  • storage and accounting of issue of keys from rooms accommodating equipment of lifts and escalators (machine room);
  • every shift, inspection of the lift by the liftman in compliance with his duty regulation, and recording of inspection results in the log of shift-time inspection of the lift;
  • every shift, inspection of the escalator by the escalator man in compliance with his duty regulation, and recording of inspection results in the log of shift-time inspection of the escalator;
  • check of the presence of lift use rules on the main boarding floor, check of fulfillment of the lifts and escalators maintenance schedule and records about removal of troubles in the maintenance log;
  • check of sound condition of lighting on the landing, in the pit and in the cabin;
  • check of the presence and functioning of the light panel, the presence of information plates, condition of the calling device, functioning of the push-button;
  • check of condition of the shaft door safeguard, operability of the lock,
  • check for the absence of gaps between the door leafs and the frame;
  • testing of the quality of communication in the cabin;
  • check of the condition of the face panel and buttons;
  • testing of reversal, lock and contact of the cabin door for serviceability;
  • test of the "STOP" button for serviceability;
  • assessment of precision of the cabin stopping at floors;
  • confirmation of the absence of vibration and jerks, check of smooth braking when the cabin stops;
  • check of continuous lighting at the door of the machine room, condition of the door, serviceability of the door lock;
  • check for the absence of any damages to the lift shaft portal and door;
  • check of the lift operation when it is called, condition of the shaft door guard, serviceability of contacts and locks, the calling device and push-buttons;

In order to comply with the established (as specified in the certificate) service life of lifts and lift equipment, an entire package of measures must be implemented. Scheduled preventiveand routine maintenance includes a package of operations for maintaining serviceable condition of lifts and lift equipment and preset parameters of their operation with a seasonal or normative periodicity.
Scheduled preventive operations include:

  • provision of the sanitary condition of the pit;
  • repair of mechanical protection of lamps and check of switches for serviceability;
  • repair or replacement of the cabin buffer device, check of condition of the speed restrictor tension device;
  • tightening of the suspension cable, visual inspection of the cabin bottom;
  • check for the absence of voltage and availability of the locking device after switching-off the lead-in device;
  • diagnostics of contact surfaces of knives and pincers, neutral conductor and electric wiring in the machine room;
  • check of oil level in the winch reduction gear;
  • repair of the winch;
  • visual inspection of the rope-driving pulley to make sure there is no spalling on the rim collar or wear of grooves; check of nuts tightening, the condition of bearings, and the guard of the rope-driving pulley;
  • check for absence of rim collar spalling on angle pulleys, wear of grooves; check of the condition of bearings, and the presence of lubricant and tightening of bolt joints;
  • check of the condition of fuses and the absence of unauthorized jumper straps on the controller; inspection of contact surfaces of relays and contactors; testing of brake shoes of the braking device for uniform withdrawal; check of the condition of levers, axles, washers, and cotter pins;
  • replacement of the braking electromagnet and the braking device, lubrication of moving parts;
  • diagnostics of wears, check of distribution of load on hauling cables;
  • testing of catches, end switches and safety switches for rope sliding;
  • visual inspection of the upper beam of the pulleys, shoes, threshold, leaves rolling and fastening to carriages, check of the condition  of the cabin guides, counterweight and its inserts, visual inspection of the counterweight frame and weights;
  • check of the technical condition of the escalator before starting operation under passenger load;
  • check of the escalator in the course of operation;
  • testing of the brake turn-on in the trial mode;
  • washing of the outside surface of the handrail;
  • lubrication of the driving chain;
  • check of the technical condition of footsteps;
  • visual inspection of handrails;
  • check of apron-footstep clearances;
  • cleaning of handrail guides;
  • check of the technical condition of interlock devices, check of the level and quality of oil in the reduction gear, cleaning of stairs web guide, lubrication of driving chains and bushes of footstep axles;
  • replacement of oil in the reduction gear, check of the technical condition of  footstep runners, testing of insulation resistance in electric circuits.
